What to know in Lincoln County

Lincoln County has 719 farms averaging about 1,543 acres (2022 Census of Agriculture), plus timber, recreational and residential ground, and much of it never reaches a listing site. Inquire Lands gives every parcel a mailbox, so you can ask the owner of a specific piece of land without knowing their name or knocking on their door.

Make your first message easy to answer: what you’d use the land for, a price range or a willingness to pay for an appraisal, your timing, and how you’d pay. If the owner isn’t ready, a respectful note now can be what gets you a call later.

If it turns into a deal, Washington sellers generally owe buyers a property disclosure statement under Chapter 64.06 RCW, and a title company’s preliminary report shows recorded easements and liens. Inquire Lands isn’t a real estate broker and takes no fee from any deal. Use your own attorney or a licensed broker for the contract.

What to put in your inquiry

  • Whole parcel or the part you want
  • Price range or appraisal offer
  • Timing and financing
  • What you’d do with the land

In the app, the Purchase offer template fills these in as [bracketed] prompts. Replace them with your details and send.

How it works

01

Find the parcel

Pan the map or search an address. Parcel lines, acreage, zoning and land facts (slope, water, soils, flood zones, wetlands) are free to browse with no account.

02

Send the inquiry

Pick a template, fill in dates, head count, acreage and your offer, then create a free profile to send. Your first inquiry and the owner’s first reply are free.

03

Hear back

If the owner has claimed the parcel, they’re emailed and can read and reply free. If not, it waits in the parcel’s mailbox until they claim it. Delivery by mail is coming soon.

Questions

Will the owner see my contact details?
Inquiries go into the parcel’s private mailbox; nothing is posted publicly. The owner sees your inquiry and your name and can reply inside the app.
What does it cost to ask?
Browsing is free, and your first inquiry and the owner’s first reply are free. Pro ($20/month) is for inquirers who want to keep the conversation going. Owners never pay to claim, read or reply, and there are no deal fees.
What if the owner hasn’t claimed the parcel yet?
Your inquiry waits in the mailbox until they claim it. Delivery by mail to the owner of record is coming soon.
Is Inquire Lands a real estate broker?
No. Inquire Lands is not a broker or agent and is not licensed under Chapter 18.85 RCW. It connects you with the owner; the deal is between you, with your own professionals.
