This page summarizes important legal information for users of Inquire Lands who are viewing, claiming, or inquiring about real property located in the State of Washington. Please read it carefully.
1. Inquire Lands Is Not a Real Estate Broker or Agent
Inquire Lands is not licensed under Chapter 18.85 of the Revised Code of Washington (RCW). We do not provide real estate brokerage services as defined in RCW 18.85.011. We do not:
— List, sell, purchase, exchange, option, lease, or rent real estate on behalf of others
— Negotiate or offer to negotiate any real estate transaction
— Represent buyers, sellers, lessors, or lessees
— Advise or counsel parties in connection with a real estate transaction
— Hold funds, act as escrow, or participate in the closing of any deal
All discussions, offers, negotiations, and agreements occur directly between users. Inquire Lands is a technology platform that displays publicly available parcel information and allows users to signal interest.
2. No Agency Relationship
Inquire Lands does not create an agency relationship under Chapter 18.86 RCW with any user. We do not act as your agent, dual agent, or transaction facilitator. You are solely responsible for any agreements you enter into with other users.
3. Seller Disclosure Obligations Belong to the Parties
Washington law (Chapter 64.06 RCW) generally requires sellers of residential real property to provide a completed Seller Disclosure Statement (commonly known as Form 17 for improved property, or the corresponding form for unimproved residential land under RCW 64.06.015).
These statutory disclosure duties, timing requirements, and a buyer's right to rescind belong to the seller and buyer. Inquire Lands does not prepare, deliver, review, or guarantee compliance with any disclosure required by Chapter 64.06 RCW.
4. Sample Documents and Templates
Inquire Lands does not currently provide document templates. Any general-information links we point to (for example, standard agricultural lease forms from third parties) are:
— Not legal advice
— Not customized to your property, transaction, or Washington law
— Not a substitute for advice from a licensed Washington attorney
Real estate transactions involve significant legal, financial, and regulatory issues. You must consult your own qualified attorney and perform independent due diligence regarding title, ownership, zoning, land use, permits, environmental matters, taxes, access, and all other relevant factors.
By using any third-party resource we link to, you acknowledge these limitations and accept full responsibility for obtaining proper legal counsel and conducting your own due diligence.
5. Ownership Claims and Mailbox Flags
When you claim a parcel or raise a mailbox flag, you are representing that you own the property or have legal authority to act on behalf of the owner.
Inquire Lands does not verify ownership. We rely on users to provide accurate information. False claims may result in removal of the listing, restriction or termination of your account, and other actions we deem appropriate.
6. Your Responsibilities
By using Inquire Lands you agree that:
— You are solely responsible for verifying all information about any property
— You will comply with all applicable Washington laws, including but not limited to Chapters 18.85, 18.86, and 64.06 RCW
— You will obtain advice from your own licensed professionals (attorney, title company, surveyor, etc.)
— Inquire Lands has no liability for any transaction, dispute, loss, or damages arising from your use of the platform or from dealings with other users
