Terms of Service

These Terms of Service ("Terms") govern your use of the Inquire Lands platform, operated by Inquire Lands LLC, a Washington limited liability company ("Inquire Lands," "we," "us"). By creating an account or using the platform, you agree to these Terms and to our Privacy Policy. If you do not agree, do not use the platform.

1. What Inquire Lands Is — and Is Not

Inquire Lands is a technology platform that displays publicly available parcel information and allows users to signal interest in properties and receive those signals.

Inquire Lands is not a real estate broker or agent and is not licensed under Chapter 18.85 RCW. We do not provide real estate brokerage services as defined in RCW 18.85.011. We do not:

List, sell, purchase, exchange, option, lease, or rent real estate on behalf of others
Negotiate or offer to negotiate any real estate transaction
Represent buyers, sellers, lessors, or lessees, or create any agency relationship under Chapter 18.86 RCW
Advise or counsel parties in connection with a real estate transaction
Hold funds, act as escrow, or participate in the closing of any deal
Collect any fee contingent on any transaction between users

All discussions, offers, negotiations, and agreements occur directly between users, entirely off the platform. We also do not provide legal, tax, or financial advice. Nothing on the platform is a substitute for advice from your own licensed professionals. Washington users should also review our Washington Legal Notice, available in the app footer.

2. Eligibility and Accounts

You must be at least 18 years old and able to form a binding contract to use the platform. You are responsible for the accuracy of the information you provide, for maintaining the confidentiality of your credentials, and for all activity under your account. We may require email confirmation before your account is fully active.

3. Ownership Claims and Attestations

When you claim a parcel or raise a mailbox flag, you represent and confirm that you own the property or have legal authority to act on behalf of the owner, and that the information you provide is accurate. We record your attestation, including its version, timestamp, and technical metadata.

Inquire Lands does not verify ownership, and claims may be subject to verification at any time. False claims may result in removal of the listing, restriction or termination of your account, and any other action we deem appropriate, and may be reported where legally required.

4. Inquiries and User Conduct

Inquiries are signals of interest, not offers, contracts, or commitments. You agree not to:

Claim any parcel you do not own or control
Submit false, misleading, harassing, or unlawful content or inquiries
Use the platform to spam, scrape, or harvest data, or to circumvent rate limits or security measures
Misrepresent your identity or affiliation
Use the platform in violation of any applicable law

We may remove content, restrict features, or suspend or terminate accounts at our discretion, including in response to reports from other users.

5. Your Legal Responsibilities

You are solely responsible for all aspects of any potential or actual transaction, including verifying ownership, title, boundaries, zoning, land use, permits, environmental matters, access, and taxes; complying with all applicable laws, including seller disclosure requirements under Chapter 64.06 RCW; and obtaining advice from your own attorney, title company, surveyor, CPA, and other licensed professionals.

6. Professional Introductions and Referral Disclosure

The platform may offer an option to be introduced to licensed real estate professionals. Where this option is available, Inquire Lands makes the introduction only and remains entirely uninvolved in any subsequent relationship, negotiation, documentation, or transaction. Inquire Lands may receive a referral fee from the licensed professional for the introduction; any such arrangement will be disclosed to you and does not change what you pay.

7. Sample Documents and Templates

Sample documents and templates are not currently offered on the platform. If any are made available in the future, they will be generic materials provided for informational purposes only. They are not legal advice, are not tailored to your situation or to Washington law, and are not a substitute for advice from a licensed attorney. You use them at your own risk and are solely responsible for having your own attorney review any document before use.

8. Public Data

Parcel boundaries, ownership information, and related data displayed on the platform are derived from publicly available county and government sources and may be incomplete, outdated, or inaccurate. Always verify critical information independently through official county records or a title company.

9. Fees and Subscriptions

Browsing the map, claiming a property, seeing that inquiries exist, and sending an inquiry are free. An optional Pro subscription ($20 per month) unlocks reading and responding to inquiries on properties you have claimed and continued messaging as an inquirer. Pro is a flat software subscription billed monthly through Stripe; you can cancel at any time from your account and access continues through the end of the paid period. Pricing is shown before you are charged, and we may change it with notice. The subscription fee is never contingent on any transaction, and we do not charge fees on transactions between users.

10. Intellectual Property

The platform, including its design, branding, and software, is owned by Inquire Lands LLC and protected by law. You retain ownership of content you submit, and you grant us a non-exclusive license to host, display, and process it as needed to operate the platform.

11. Disclaimer of Warranties

The platform is provided "as is" and "as available," without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, and non-infringement. We do not warrant that the platform will be uninterrupted, error-free, or secure, or that any information on it is accurate or complete.

12. Limitation of Liability

To the maximum extent permitted by law, Inquire Lands LLC and its members, officers, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, or opportunity, arising from your use of the platform or from any dealings between users — including any transaction, dispute, false ownership claim, or reliance on information or materials found on the platform. Our total aggregate liability for any claim will not exceed the greater of one hundred dollars ($100) or the amounts you paid us in the twelve months before the claim arose.

13. Indemnification

You agree to indemnify and hold harmless Inquire Lands LLC from any claims, damages, and expenses (including reasonable attorneys' fees) arising from your use of the platform, your content, your ownership claims, your transactions with other users, or your violation of these Terms or applicable law.

14. Termination

You may stop using the platform or request account deletion at any time. We may suspend or terminate your access at any time for violation of these Terms or to protect the platform and its users. Sections that by their nature should survive termination (including Sections 5, 11, 12, and 13) survive.

15. Governing Law and Disputes

These Terms are governed by the laws of the State of Washington, without regard to conflict-of-law rules. Any dispute will be resolved in the state or federal courts located in Washington, and you consent to their jurisdiction and venue.

16. Changes to These Terms

We may update these Terms from time to time. The "Last updated" date above reflects the current version, and material changes may be communicated through the platform or by email. Continued use after changes take effect constitutes acceptance.
