Traditional firms charge $60,000 to $180,000 a year for twelve cold-outreach sites. Inquire Lands delivers two hundred pre-targeted, pre-verified, owner-reachable inquiries for $200,000 — faster, warmer, and ready to close.
Three ways to work with us. Every engagement is quoted to your coverage objectives.
Carriers and tower companies pay these fees. Landowners never pay. Landowners pay nothing to claim a parcel, read or reply to inquiries, or use the lease template. We bill the carrier or tower company directly and never take a cut of an owner's rent, sale price, or any other deal. We never hold funds.
| Traditional site-acquisition firm | Inquire Lands | |
|---|---|---|

| Sites per year | About 12 | 200 pre-targeted owner inquiries |
| Outreach type | Cold calls, door knocks, and letters | Warm, structured inquiries to owners inside your coverage ring |
| Owner verification | Usually checked late in the process | Manual county title check up front, shown as a Verified badge |
| Speed | Weeks to months of field work for each site | Draw a ring, pick parcels, and send in one sitting; claimed owners are notified right away |
| Owner reachability | Skip-traced contact details that are often out of date | Direct in-app messages to claimed owners; mail to unclaimed owners of record is coming soon |
Enter a center point and radius. We list the parcels inside it from county parcel data.
Owners in telecom mode publish power, road frontage, zoning, and title status, which add up to a readiness score.
Pick parcels and send one templated inquiry with tower type, lease term, and rent. Claimed owners get it in the app.
Start from the Telecom Lease template. Core clauses are locked, and the owner must acknowledge a plain-language summary before the lease can go live.
Inquire Lands is software. It is not a real estate broker or agent, does not represent carriers or owners, and does not negotiate for either side. The Telecom Lease template is a template only, not legal advice. Have an attorney review before signing. A lease is legally distinct from a sale and can carry different disclosure and tax treatment, including a possible property tax reassessment. A title check is a manual review of county records. It is not title insurance or a legal opinion. Mail delivery to unclaimed owners is coming soon and is not available yet. Fees are quoted in writing for each engagement.
